each year of the term of this lease and the said Treasurer shall thereupon certify the amount due as royalty in respect thereof and the amonnt certified to be due shall be paid by the Lessee into the Treasury within fourteen days from the date of the Treasurer's certificate thereof.
8. The lessee for himself, his executors, adminstrators and assigns and to the intent that the obligations may continue throughout the term hereby created hereby covenants with His said Majesty His Heirs Successors and Assigns as follows:

To pay the reserved rents and royalties on the days and in manner aforesaid. To bear pay and discharge all taxes, rates, charges, assessments, duties, impositions, outgoings and burdens whatsoever which now are or shall be hereafter assessed, imposed or charged upon the demised premises or the produce thereof or any land entered upon by the lessee as aforesaid or any buildings machinery or works thereon or the rents and royalties hereby reserved or upon the Lessee or occupier in respect thereof.
To use the premises for the purpose of mining only and for no other purpose whatso ever and to work, manage and carry on the demised mines and premises and all pits or shafts existing or to be made therein according to the best and most approved method of working practised in similar undertakings in the District and so as to clear out and work in the best possible condition the largest possible quantity of the minerals hereby demised without unnecessary waste and with as little damage as possible to the mines and minerals included in this demise or to the other mines and minerals in the vicinity thereof or to the surface of the landa over the hereby demised mines and minerals.
(v.) In working the demised mines to leave proper and sufficient pillars for supporting and keeping open and passable such and so many mainways and passages as shall be necessary for preserving proper communication with the unworked minerals at the expiration of the term hereby granted and also to leave such pillars under all the buildings on the surface of the area included in this demise as shall be necessary for their protection or safety. And also to maintain such barriers at or against the boundaries of the demised mines as shall be sufficient effectually to separate the same from any adjoining mines.
(v.) Not wilfully or negligently to do, permit or suffer any act or thing either within the demised mines or in any mine or works connected by outstroke therewith which may occasion or tend to occasion or endanger the drowning or surcharging with water or foul air of the demise mines or excepted minerals or any adjoining mines or any loss of minerals that could be profitably got therefrom or which may bring any creep crush or thrust upon the same or may obstruct or tend to obstruct any watercourses, aircourses, passages or drifts that may be necessary or convenient for the further working of such demised excepted or adjoining mines and minerals.
(.) To make sufficient fences for the protection of man and beast around every shaft or open part of any adit now sunk or made or hereafter to be sunk or made within the area included in this demise and to fence with good and sufficient fences and gates such part or parts of the surface of the area included in this demise as the Lessee shall enter upon and use for the purpose of or in connection with the working of the demised mines and minerals. And when and so often as any such shaft shall have become necessary for the further working of the demised mines and minerals (on being so required by the Land Officer) to fill up the same with rubbish or cover the same with a good and sufficient arch of stone. And also set up maintain and keep a sufficient number of gates upon all railways, tramways and other roads which he shall make through any existing fences or walls at any openings which shall be made. And to keep such fences and gates in good and substantial repair.

(vii) Not to make or sink any pit or make railways or other ways or otherwise interfere
with the surface of the area included in this demise within the
space yards from any farm building or dwellinghouse thereon or on any adjoining land without the consent in writing of the Governor first had and obtained,
(viit.) So to exercise the rights, liberties and powers hereby granted that no damage or injury be done to any buildings standing upon the surface of the area included in this demise and so also that as little damage or injury as is practicable consistently with the full exercise of such rights, liberties and powers be done to the said surface. And in case of any damage to buildings (whether by subsidence of the strata or from any other cause due to the workings of the Lessee) to well and substantially repair or reinstate the same and in case of any injury or damage to any crops, plantations, banks or other property whatsoever to pay to His said Majesty His Heirs, Successors or Assigns or His or their tenants and the occupiers of the premises affected such compensation therefore as the Land Officer may award.
(ix) To keep His said Majesty, His Heirs, Successors and Assigns indemnified against all actions proceedings claims and demands in respect of any such injury as is referred to in sub-clause (viii) of this clause or any other loss or liability in respect of or arising out of the working of the demised mines and minerals.

To keep all the furnaces, buildings, workshops, engines, and fixed machinery, railways, tramways, and roads, pits, shafts, adits, drifts, watercourses and aircourses now standing or being or which during the said terin shall be constructed, erected, built, placed or made in or upon the demised premises in good and substantial repair condition and working order except so far as the same shall cease to be required for the effectual working of the demised mines and minerals and shall with the consent in writing of the Governor of Hongkong be abandoned.
(xi.) To set up and keep on soine convenient part of the demised premises one or more serviceable and correct weighing machines to the satisfaction of the Land Officer for the purpose of ascertaining the weight of the minerals obtained from or brought through or over the demised premises or any part thereof and to keep the saine in good order and repair.
(xi) Not to remove or permit to be removed from the demised premises any minerals without causing the quantity or weight thereof to be carefully ascertained by weighing the same and to be entered in a book to be kept at the weighing machine for that purpose.
(xiii) To keep the books hereinbefore provided and to make such entries therein daily at the time or respective times of ascertaining the several particulars as hereinbefore provided.
(v.) To permit the Land Officer or such other person or persons as the Governor may appoint with or without clerks, surveyors, miners, workmen or other persons at all reasonable times to enter upon inspect and examine the demised mines and premises and every part thereof for the purpose of ascertaining whether the same are in good and substantial order condition and repair and are being worked and carried on in a proper manner in accordance with the intent of these presents and also to inspect the machines and weights used for weighing any minerals in respect of which such royal- ties as aforesaid are reserved and to test their accuracy in such manner as to the person or persons so inspecting shall seem expedient and also to see such minerals weighed and to take an account thereof and to check the accounts of the Lessee and for the purpose aforesaid to use free of charge all the shafts, pits, machinery and plant in or upon or used in connection with the demised mines and minerals and to have all necessary assistance from the miners workmen and others in the employ- ment of the Lessee.
